You're forgetting close to GO station also. I love the location and just being there feels nice too. The only thing lacking is some restaurants, but I can live with that. A few centuries ago when I was contemplating buying a condo, that was my favoirute location, but ended up buying a house. Just like you, I find that location very underrated.

Yes honestly I was surprised how nice it is since I never really went there. The playground is really big, the community center has a ton of activities and is massive. Didn't know there was a go station there, does it go downtown?

Leslie GO, it's on RH line. I think it's the last stop before Union, so should be a direct ride.

it depends on your definition of nice. You can get nice condos for 900/foot, the premium right now is generally going to new builds even if they aren't nice. That said you are seeing some new builds also taking big haircuts and selling close to 1k/foot, like Nobu.

It's a wonderful location. Only an idiot would say it's a bad location. Very expensive and pleasant part of town. The whole area west of 404, east of Yonge from 401 to Highway 7 is extremely pleasant due to the greenery and water features parallel to Leslie (Don river contributors). Even the hydro corridor at cumme*r is on a whole other level compared to other hydro corridors.

Directly without stopping. I took it the other day and arrived home in 15 minutes. It takes 40 minutes by subway. Crazy how I hadn't even considered taking it before! LOL!

Canada House @ City place (Concord) commands a crazy premium too , but these are one off projects getting those prices.

It's a tough go right now. There are a lot of assignment sales out there. I have a listing on assignment in the Yorkville area, the asking PPSF is actually decent especially when comparing even to resale in less prime/less premium buildings...I think people buying now are end users and it's hard for them to find assignment listings and the process is more complicated, so their realtors will lean towards showing them resale units as its less complicated, easier to show, etc. etc. But some good deals out there.

I disagree, Tridel makes some stinkers and concord has some nice buildings. Nothing is absolute.

If you're buying precon it makes sense to be weary but if you are buying resale then it's always case by case basis.

Don't ever put Tridel and Concorde in the same sentence.

Tridel makes quality buildings. They're not perfect, though. Concorde has a tonne of crap. Buildings should be judged on a case by case basis but some builders tend to build more crap than others. Like Lanterra...good luck buying that crap.

I agree the average build quality between the two are very different I just meant I wouldn't write off all concord buildings as bad. Though I'm not actually sure about the quality of the ones by bessarion so it might be a pointless distinction.

I do like the area and seems there are dozens of condos, I don't even know if they're all done by concord there are ones closer to IKEA that are older too.
